Don’t buy a Dubai home without knowing service fees

When purchasing a property in Dubai, the sale price is just the beginning of your expenses. Homeowners must also budget for service charges, a recurring fee essential for maintaining the property and its shared facilities.

What are service charges? Service charges are monthly or annual fees paid by property owners to cover the upkeep and management of their residential building or community. These fees generally include:

  • Cleaning and general maintenance

  • Security services

  • Landscaping and gardening

  • Waste management

  • Repairs and upkeep

  • Administrative and management costs

  • Utilities, including DEWA services

Service charges apply to all types of properties in Dubai, including apartments, villas, and commercial units. The exact amount depends on the property type and the scope of services outlined in the management agreement.

How are service charges calculated? The Dubai Land Department (DLD) provides a Service Charge Index to help buyers and homeowners understand the approved fees for different communities. Charges are calculated per square foot and can range from Dh3 to Dh30 or more, depending on the property and the services provided. Typical services covered include cleaning, security, landscaping, and general maintenance.

Why do service charges vary? Service charges are not standard across all properties. Several factors influence the cost:

  • Property type: Villas usually have higher service charges than apartments due to larger spaces and gardens.

  • Amenities offered: Communities with gyms, pools, parks, or enhanced security may charge more.

  • Management standards: Premium developers or established communities maintaining higher standards may have higher fees.

How to check service charges for your property Homeowners can access detailed service charge information through the Dubai Land Department’s Service Charge Index on their website or via the Dubai REST app. Payments can be made through the Mollak service, which ensures fees go directly to DLD-approved bank accounts.

To check service charges online:

  1. Visit the DLD Service Charge Index page.

  2. Select “Access this service.”

  3. Enter the required details, such as certificate number or title deed, year of issuance, property type, and year for the service charge information.

  4. Complete the verification process and captcha.

  5. Click “Calculate” to view the fees.

The system also provides a locator map showing the property management company and a detailed breakdown of fees.

Understanding service charges helps new property owners plan for ongoing expenses, ensuring their investment in Dubai remains both secure and well-maintained.
